Chastain Park sellers achieved an Average Sale Price of $1,239,399 based on the sales from 2015 that have closed thus far. Sometimes a few huge sales can skew the average sale price but that was not really the case here. The median home sold at $1,193,500 so the middle of the pack was around $1.2M.  Days on Market, however, was a different story. The average Days on Market was 91 days which was skewed by several sales that took over a year. The median Days on Market was 47 days which is a much better indication of the true market.

The Highs and Lows on Price

The highest sale posted in Chastain Park was $3,600,000 for a king-sized flip project on King Road (pardon the pun).  The lowest sale was for an older, partially complete contemporary house on Dykes Drive at $420,000.  The days of buying a property in Chastain Park under $500k are getting fewer and farther between! There were only three in 2015 out of 104 total sales.

January really set the pace in 2015 with four times as many homes sold as in 2014! April, June and July also more than doubled their 2014 counterparts.

Sellers did their part! They managed to put more homes on the market without flooding it. As the green bars below show, the overall supply of homes ranged between 50 and 60 throughout 2015 which exceeded the numbers from the previous three years.

Even though the park grounds are owned by The City of Atlanta, it seems there are just never enough municipal funds to go around when it comes to making sure that Chastain Park remains a place we can all be proud of. Unlike general funds in the city, private donations can be directed towards specific projects in the park. Events like this help keep the park “clean, safe and green” 🙂

Get Plugged In

Moving to any new neighborhood can be daunting. Getting plugged in can take some effort and can even be frustrating.  I have seen a lot of changes since moving to Chastain Park in 1994. Back in those days I created maps and directories to meet our neighbors and stay in touch. Today, there are much easier ways for you to get plugged in! Welcome to the neighborhood 🙂

We have two advocacy groups who care for our neighborhood.

  • The Conservancy manages the area INSIDE the park
  • The Civic Association manages the area OUTSIDE the park

Where is the boundary? It is basically the outermost red line on the map below.

Getting Plugged In

  1. Sign up on the free Chastain Park Nextdoor neighborhood website to view posts from residents about neighborhood events (4th of July parade) to items for sale (like amphitheater concert tickets) to security notices to neighborhood advocacy matters.
  2. Join the next Chastain Park Civic Association and go to the next meeting. The simplest explanation is that the civic association basically manages citizen interests in the neighboring residential areas that surround Chastain Park. One of the current civic association priorities is hosting more social events for the residents. The rest of the civic association’s attention is on things like synergy with elected officials, infrastructure improvements, new sidewalks, zoning applications, crime, traffic calming, local development regulations, code violations and other resident concerns.
  3. Join the Chastain Park Conservancy and VolunteerThink of the conservancy as the non-profit organization that advocates for everything INSIDE the park facilities (here is a map – outer red line). “Keeping the park clean, safe and green.” is their mantra and the Conservancy is the primary fund-raising organization when it comes to park improvements like the new playground and the Powers Ferry Rd sidewalk safety improvements. Without them, Chastain Park would be at the mercy of municipal funding and schedules. Get your complimentary first year membership!   4. Have children interested in sports? Check NYO out. NYO (Northside Youth Organization) has sports teams of all kinds running throughout the year. This is a HUGE draw for kids in the area!

North Fulton Golf Course

Chastain Park as a neighborhood is a collection of around 1500 homes that surround the park. The park holds a wide range of amenities with the North Fulton public golf course being the largest landmark in the middle. As you can see in the map below, Chastain Park is located inside the I-285 “perimeter” interstate loop just north of Buckhead.

Chastain Park has wonderful wide concrete walking pathways around the perimeter.

Thanks to the Atlanta PATH foundation, concrete pathways were constructed around Chastain Park and today they are enjoyed by residents and visitors alike.

For more information and a trail map, click here. There are multiple loops winding around the park venues and mileages are marked for those with distance walking goals. Public parking is limited to the north part of the park and can be found primarily along West Wieuca Rd and in parking lots by the Chastain Horse Park.

The path is widely used at all times of the day with the flattest sections being along West Wieuca Dr and Lake Forrest Drive. The topography is rolling along Powers Ferry Rd on the left (western) side and there really are just a couple of steep sections.

The Chastain Park outdoor amphitheater hosts a wonderful blend of artists during the summer concert events. Check out the concert line up!

One of the most magical parts of attending a concert at Chastain Park is the picnic atmosphere. Pack as much as you want to haul and make it as fancy as you want. For most concerts there are reserved seating tables for six down front. It is very common to see candles, silverware, wine glasses and gourmet dishes as patrons unwind under the stars.

The ballfields host baseball and fastpitch softball teams in the spring and then convert over for football and baseball teams in the fall.

The Chastain Park Tennis Center features 9 hard surface lighted courts and is home to some 40 USTA & ALTA teams. Activities through Universal Tennis Academy are going on constantly thru Chastain’s MeetUp app.

As one of the premiere equestrian facilities in the area, the Chastain Horse Park provides riding lessons and boarding along with therapeutic riding programs. The facility also provides event space for lease and pony parties for birthdays.

Chastain Park Home Sales in 2013

It’s a wrap for Chastain Park Home Sales in 2013!

We saw 85 homes sell in 2013 in Chastain Park which was right at the record number of 86 sales recorded in 2012.  The available homes inventory (actively listed homes)  is still running low at just under 5 months. So technically Chastain park (on average) is in a Seller’s Market and have been for most of the year.  As you can see from the chart below, homes sales exploded early in the year in March and April and then leveled out for the rest of 2013.

As you might expect from a recovering market the Average Sale Price rose in 2013 to $975,041.  That was over $80,000 higher than the average in 2012 of $893,475.  The Average Days on Market also plummeted from 150 in 2012 down to 90.

Here’s a breakdown by price point of what was selling.  This data shows that even though it is a Seller’s Market for homes priced under $1M, we are still experiencing Buyer’s Market conditions over $1M.  Subtle market nuances like this are key factors that many agents will not pick up on so it definitely pays to hire a local expert to position your pricing maximize your net when you sell.  Or, support a lower offer when everyone is hearing that inventory is low and we are back in a Seller’s Market.  While that is true – it is not true everywhere.

Lastly, let’s take a look at the available homes for sale or “Inventory”. The number of homes on the market  remained near record lows throughout 2013.  We are also now seeing older homes being torn down again for new construction.  While most of these are still custom homes for residents, some builders are building spec homes again.
