This Pre-Listing Package describes some crucial differences that make our approach so successful. Thank you for the opportunity to present our qualifications and marketing plan to sell your property. look forward to working with you soon.
1. Our Pledge to You
We pledge to provide you with excellent service in the preparation, marketing and sale of your property. We will use the highest degree of professionalism when representing you and your property. Your total satisfaction is important to us. Should you ever have any concerns or questions, please let us know as soon as possible so that we can work to resolve the issue together. Please keep in mind, YOU are always in control when you work with us. Our Listing Agreement is not meant to confine you in a relationship that is not working but rather to simply provide a reasonable time window for us to aggressively market your property AND answer the crucial question as to what qualified buyers are willing to pay for it in today’s market. If at some point you feel we are not the right partner for you in this mission, our Listing Agreement gives you the ability to unconditionally cancel at anytime prior to your property going Under Contract.
2. What Sets Us Apart
Our goal is NOT to just List Your House
Our goal is to Coach You through the Successful Sale of Your House.
- This puts us fully on your side in this process. Getting a sign in your yard definitely helps an agent with name recognition. However, if your home never sells, the agent is the only one who benefits.
- “I see their signs everywhere” – Yes, you do. That is because they do not come down very fast…
- One marketplace irony is that real estate broker business models with lower, fixed-fee companies are hugely profitable – for them. They get name recognition and they get paid up front. It’s brilliant! However, if the house does not sell, the homeowner is left holding the bag with no answer as to what it will take to sell their house. There is no accountability for actually getting the house SOLD…
- We refer to what we do as Real Estate “Coaching” because it seems like a better description of what we do. Coaching happens before, during and after a competitive event.
- We start with a review of our critical issues checklist to help you clearly define your goals in moving. While it is possible to get a house on the market in a day, we have found it takes 4-5 weeks on average unless the homeowner is already at full speed on their own with the transition from “lived in” to “on stage”.
- If moving is your desire, your goals are realistic and we both believe we can succeed together, an onsite consultation is arranged with our professional stager
- Next, we assist with the resources needed to prepare your house for competition
- Once your house is ready, we schedule our professional photographer to come in and capture its features in their best light.
- We then draft your marketing photo slideshow, flyer and listing prose for your review prior to hitting the market.
- You never get a second chance to make a first impression
