What is the Status of this Property ?

Here is a quick overview

Note: As agents, we have to verify statuses constantly in hot markets because things change fast

Active

All listed properties on FMLS start out with an “Active” status. If there are no photos showing, the agent just did not pre-load them. This STILL does not mean the property is available for purchase. That has to be verified manually.

Active Under Contract

This can be confusing because the property really is not available anymore. These properties are Under Contract by a Buyer subject to their Due Diligence period. That Buyer has control of the property. It is however probably still being Actively marketed by the Listing Agent because Buyers terminate contracts.

Coming Soon

The Coming Soon status is only available to agents. These listings can be viewed by agents online and perhaps even shown but the information cannot be emailed to clients from an agent’s FMLS dashboard.

Pending

Properties will show as Pending once the Due Diligence period has been successfully resolved and the sale is still going forward. There may still be other contingencies in play such as Financing and Appraisal.

Due Diligence periods range from a week or so for normal resales to months when re-development or rezoning is involved.

Hold

This is a status only agents will see. This status is used when a seller wishes to suspend showings at their home temporarily. This status was used commonly during the height of the COVID outbreak.

Withdrawn

This property has been withdrawn from the market by the Seller prior to the planned expiration date. The listing will disappear from online websites at this point but may still be used for market analyses and emailed to clients.

Expired

This property’s listing period ended prior to a contract being accepted or the Seller extending the listing period. There can be multiple reasons for this.  The Seller may be choosing to restart the process with a new listing number, the Seller may be interviewing for a different agent, the Seller may be taking a break or the Seller may be giving up for the time being.  The listing will disappear from online websites as an Active listing at this point.

Closed

Properties with this status have been sold to a new Buyer and are no longer available as presented under the current listing. Once the sale has been completed, the terms can now be disclosed to the public.
